Keith, I think that's an excellent suggestion. 
(I had an issue with a neighbor obstructing our community driveway (an easement) with his motorhome. 

I spent  time and several hundred dollars with local lawyers writing letters, tried reason etc.  I finally called a hot young new realty attorney in town. He listened to my sad story and suggested that I not pay him, but instead file a claim against my own Title Insurance! 

My neighbor was claiming because he had always parked his motor home there, it was his property now!

The Insurance company sent an attorney down from San Francisco with a camera. Pictures were taken, a letter was written, and the motorhome has never reappeared.

If Jay had insurance and can file a claim, perhaps their attorney will go after the restorer.
