Did see that you would pay something more than $5K/year in taxes (+/- $450.00 per month plus sewer/water/upkeep/insurance). Kinda hard to locate on a small scale (big-area) map, but this crib is located south east of Akron, and east of Barberton, and just southwest of the intersection of #224, and, that north:south highway. I'd like to own it, and its .4(small lot) acre somewhere warmer... Expert 5K+ Posts: 5013 | She bought it for 310 in 2004, it is agent owned so they always way overprice so I am expecting it to go 350ish... I work in the area so that's why I saw it the area is larger older homes, and they are being grabbed up cheap and renovated. Edited by mikes2nd 2014-07-12 8:39 AM

Can you check with your county Tax Collector/Assessor's office, or even with a local realtor, as to what the property taxes would be on a re-sale for $350K? Thanks!

Yes taxes on that house would be about 6k a year, 1500$ a quarter. There is no tax on a resale, unless your a corporation flipping multiple houses. As long as you lived in it for two years there is no gains tax up to 250k profit. Edited by mikes2nd 2014-07-23 12:46 AM

Regular Posts: 62 | There is a small neighborhood of mid-century-modern homes here in Columbus, OH. They were built in the early 1960s by one of Frank Lloyd Wright's acolytes. I toyed with buying one a few years back, but it was more than I wanted to spend. https://www.flickr.com/photos/45747476@N00/sets/72157605110299358/ http://www.columbusmonthly.com/content/stories/2014/06/homeandgarde...

d500neil - 2014-07-28 3:47 PM And, to each his (postal-) zone. Sorry, but I do believe the true MCM homes are like the ones posted by Conelrad. The plain tasteless creations of modern day posted in this thread don't really fit the bill, IMO. If a house is past 1970, one is pushing the definition of "mid-century" a bit too much.

Exner Expert 19,174 posts. Neil passed away 18 Sep 2015. You will be missed, Neil! Posts: 19146 Location: bishop, ca | The "Plain tasteless creations of modern day" are nothing more than versions of Danny's beautiful Neutra-designed house, above. Squared walls with open floor plans. Perfect illustration-example, Danny. ..And, they are squared off, because that design allows for maximization of area, with maximized strength, but with minimalized construction-materials weight. Not everybody can afford a 'name' designer, or has the space for one of their houses to be built on their lot. Mid Century design, or Mid Century construction? Probably very few people would prefer the appearance of this house, over that of Neutra's, but it is, still Mid Century Modern in design. Are modern Hot Rods still considered to be Forwardlookers, if their only vintage component is their sheet metals' appearance? Posts: 19146 Location: bishop, ca | I won't (can't) try to 'catch' anyone, into hating these MODERN houses' designs, because they "are not real" MCM designs, but, guess what...they are MCM designs. If they happened to have 2014 cars parked in front of them, what would y'all have to say about their inclusion on this thread? Yeah, you can call them fugly (or not), but they are all MCM, and are presented in Julius Shulman's "Modernism Revisited" book, that is featured earlier on this thread... I call them 'Time-Less' designs (and you would, too, if you had thought them to have been, merely, recently built rip-offs of MCM, and not actual MCM originals). ...And, the second one is TIKI design, apparently! Expert Posts: 3967 Location: DFW, TX | Unfortunately, this one slipped away from us. We had our search 'ceiling' at 300k and this one was listed at $322k. I actually spotted the For Sale sign in front of this house during a drive. We got a back-up offer in place within a day, but the people who had made the initial offer finally had their financing come through. I was pretty bummed. You just don't see a lot of palm trees in Texas. If you look past the terrible colors and decoration, you will see a rather spectacular MCM house, and right in the middle of south Dallas. http://www.zillow.com/homedetails/3212-Mapleleaf-Cir-Dallas-TX-7523... First is another reference to the Koenig Stahl House, which has been featured many previous times in articles and in movies; ho hum... The second one is a photo-article about a couple guys, from KC and SC, who happen to be enamored of, and have restored, six MCM housing designs, since 2000. This beauty resides in Palm Springs (imagine that), and is a Donald Wexler creation. As the article says: "Aah, comfort". Couple more photos added at bottom.. Posts: 19146 Location: bishop, ca | LOL---not; I was wondering about that floor tile not really conforming to the house's MCM construction-design. Very expensive to remove and replace, especially on a raised-perimeter-foundation with wooden subfloors, but, for the house's value appreciation, its replacement with something MCM appropriate would be very cost effective. At its $322K purchase price, the house would appear to be fairly valued, as-is....but, as always: location-location-location. Do you know what kind of wood flooring appears in the above photos? Kinda looks like Bamboo...which 'wood' be appropriate for MCM; I like that flooring's appearance, even though it definitely does not compliment two-out-of-three rooms' painting. Expert Posts: 3967 Location: DFW, TX | The hunt is over! We close on this house on Oct 7. http://www.zillow.com/homedetails/3112-Carnation-Ave-Fort-Worth-TX-... It is in an "up and coming" area but the house itself is really interesting. It was built in '62 by the architect to be his own home. It's kind of small at only 1725 sf, but the construction details are so cool we couldn't pass it up. It's not quite Neutra modern, but it's squarely in the Louis Kahn vein (google Fisher House). The price is unreal. Our agent is a "mid century modern specialist" and he said in the right part of Dallas, he would list it at over 1MM. We just got the appraisal back, and it looks like we're going to start off with a nice chunk of equity in it. We're very excited. Some notes from the seller: House: • One of a kind modern 2 story salt box with Bauhaus architectural inspirations • custom built in 1962 by an architect to be his home • single owner until purchased in 2008 • one of a kind California redwood siding • 1 inch tile squares in kitchen and bath • south side has six sliding glass doors to brighten interior, while allowing access to upstairs balcony from each bedroom • custom concrete flooring on ground level designed by local concrete staining artist • spiral staircase with original shag carpeting step plates • bamboo flooring on 2nd floor landing installed in 2010 • original pine planking flooring in upstairs bedrooms restored in 2010 • new garage roof installed in 2013 • hot water heater and air conditioning unit less than 15 years old • gas heat with gas heated dryer option • wireless alarm system Lot: • huge space shaded by 18 old grown live oaks, pecan and spruce trees (one tree estimated to be over 500 years old) • koi pond casts beautiful shadows across living room • contains 3 garden plots, a greenhouse and work shed • backyard ringed by a 6' cedar fence built in 2009 Edited by 57burb 2014-09-25 5:50 PM

Expert Posts: 2788 Location: USA - KY | 57burb! I just noticed your post regarding your purchase of that Fabulous, MDM Style house! Congratulations! I really wish that we could have found a MCM house when we were house-hunting, but alas... You are SO in luck, as MCM Style furnishings now abound in the furniture stores, and you won't have any trouble filling your wonderful, new home with all of the MCM treasures that your heart desires...even a new ceiling fan. LOVE the curb appeal, the custom concrete floors, the square door pulls in the bathroom & kitchen, the MCM "amoeba" tiles that can be seen reflected in the bathroom mirror, the little pond, and the way light bounces around the house! I also have the same front door! I like it a lot...but I don't have a MCM Style house. Methinks that the house used to have a real MCM Style, custom front door that more matched the interior doors, and that someone has since run away with the original door. The door that is currently on the house is a Craftsman Style door, as I am sure you know already in view of your great appreciation and knowledge regarding MCM Style architecture...it's a great door, just not the ideal door for your incredible new home. Anyway, I know you have bigger concerns at the moment, dealing with the purchase of a new home, moving, etc... Enjoy your GREAT new home! I am pea green with envy! . Expert 5K+ Posts: 7207 Location: Victoria, BC, on Vancouver Island, Canada | This house is in my town, Victoria, BC Canada. It was designed in 1957 by a friend of our family ( passed in 2005) . Today it was in the local newspaper, listed in the Top Ten of Greater Victoria's best heritage homes.
Heritage Register 1646 St. Francis Wood For: Walter & Mary Thomson ARCHITECTURE: Although a good number of very interesting modern houses are evident throughout Greater Victoria, the City of Victoria proper, largely built up by the 1940s, has only a handful of distinctive post-war houses. These are all the more valuable for their rarity. Sited on a rocky knoll at the end of St Francis Wood at the east end of Rockland, this home is arguably one of the finest post-and-beam, West Coast-style houses in the area, and is of interest for students of regional architectural design. Built in 1957, this residence presents an innovative display of structural expression. A reinforced concrete foundation core is anchored to the rock, while a heavy glue-lam beam system projects out forcefully from the house, with the thrusting outer spans of the beams supported on steel pipe columns. The floor and roof decks are fashioned from a 3X8 tongue & groove system. The form of this unique structure is arrayed in a spiraling asymmetry, with dramatic overhangs of beams and decks. Windows are large panels of plate glass with mitered corners, which act to emphasize the free-form, floating appearance. Set into a grove of mature Garry Oak trees, the house itself is a kind of abstract architectonic tree.* Edited by imopar380 2015-03-22 8:50 PM

Location: Parts Unknown | Some peoples' interest in old cars is singularly dimensional .... they only "connect" with the cars. For others, the cars are just part of a larger picture that involves every- thing from a particular era. Architecture, clothing, music, TV and movies, street hardware, lighting, you-name-it. I find it odd that some seem unable to just pass over the indulgences of others and feel compelled to b!tch about it. As of posts objecting to, complaining, or arguing about what others are discussing makes good reading or improves the overall quality of the forum ! Pretty simple really. Don't like abortion ? Don't have one ! Not interested in Mid-Century archtecture and furniture ? Don't look at that thread ! This seems like a no brainer, my friends.
